    Key Checkout Policy – Rowe Realty Company, Inc.

    Office Hours:

    Monday through Friday

    8:30 AM – 3:30 PM

    Key Checkout Details:

    • Deposit: $25 per key (refundable upon same-day return)

    • ID Required: Valid photo identification must be presented

    • Return Time: All keys must be returned by 4:00 PM the same day

  • 2. Submit an Application

    What You’ll Need to Prepare

    Before you start the application, gather these essentials:

    • Government-issued ID: Driver’s license or passport

    • Social Security Number (SSN) or ITIN: For background and credit checks

    • Proof of income: Pay stubs, bank statements, or tax returns

    • Employment history: Employer names, job titles, dates, and contact info

    • Rental history: Previous addresses, landlord names, contact info, and reasons for leaving

    • References: Personal or professional contacts who can vouch for you

    • Vehicle info: If parking is included (make, model, plate number)

    • Pet details: If applicable—type, breed, weight, and age


    Application Fee: $50.00 for one income, $75.00 for two incomes, $10.00 for each additional adult over the age of 18 years old.

  • 3. Signing a Lease

    Lease Signing Process – Rowe Realty Company, Inc.

    We’re committed to making your leasing experience smooth, transparent, and stress-free. Below are the key steps involved:


    1. Our team prepares a our lease agreement form that includes:

    • Property address and description

    • Lease term (e.g., 12 months)

    • Monthly rent and late payment policies

    • Security deposit amount


    2. Tenant Review

    • Carefully read the lease agreement

    • Confirm all terms match what was discussed

    • Ask questions about any unclear clauses


    3. Signatures

    • Tenant signs first, in person

    • Manager countersigns to finalize the agreement.


    4. Payment of Deposit's and First Month’s Rent

    • Security deposit is typically due at signing

    • First month’s rent is also be required upfront


    5. Move-In Inspection. Complete and return move in inspection form.

    • Photos  can help avoid disputes later


    Our leasing admistration fee for lease preparation is $35. 


  • 4. Paying Rent

    Rent Payment Policy

    Rowe Realty Company, Inc.


    We value transparency and consistency in our rental process. Please review the following guidelines to ensure timely and secure rent payments.


    1. Rent Due Date

    • Rent is due on the 1st of each month.


    2. Accepted Payment Methods

    • Online Portal (Preferred): Secure payments via debit card, credit card, or ACH transfer

    • Certified Check or Money Order: Payable to Rowe Realty Company, Inc.

    • Cash is not accepted


    3. Grace Period & Late Fees

    • A 5-day grace period is provided (until the 5th of each month)

    • Payments received after the 5th will incur a 10% late fee


  • 5. Maintenance Request

    1. Check Your Lease First

    Your lease should outline:

    • What qualifies as a maintenance issue

    • Who’s responsible for what (e.g., minor repairs vs. structural issues)

    • Submit a maintenance request through your on-line portal, call our office or in person at our office.

    2. Draft a Clear Request

    Include:

    • What’s wrong: Be specific—“The AC isn’t cooling below 80°F” is better than “AC broken”

    • Where it is:"bathroom sink” or “commode”

    • When it started: Helps diagnose urgency

    • Photos or videos: If possible, attach visuals

    • Your availability: Suggest times for access if needed


    3. Keep Records

    • Save a copy of your request

    • Note the date submitted and any responses

    • Follow up if you don’t hear back within a reasonable time
