To make application for a rental, you will need to fill out a Rental Application.  All parties to the lease MUST sign the application in our office. Our office is located at 2021 Warm Springs Road, Columbus, Georgia. Office hours are from 8:30 AM to 5:00 PM Monday through Friday. 

There is a non-refundable application charge of $25.00 for one person. You will also need the following:

• A $25.00 non refundable Application Fee per person in cash, money order or certified check.
• Current pay stub or your most recent income tax return (if neither of these are available, please call the office at (706) 322-6553 for other acceptable forms of income verification

• The name and telephone number of your current landlord if over one year and past landlord if one year or less)

• Proof of any other income such as child support, AFDC, Social Security, etc. (A copy of your divorce decree and/or a Letter of commitment from a federal agency will be accepted.

A list of your current loan or payments. Include car loans, credit card payments, bank loans, loans from finance companies, child support payments, alimony payments.  DO NOT include groceries, utilities, telephone, or insurance payments.

If all documentation is presented at the time of application, processing can be completed in less than one day.

Once approved, you are required to pay a NON REFUNDABLE Holding Deposit equal to one month’s rent in certified funds or money order.  This will be applied to you security deposit once you sign your lease.  A property can be held for a maximum of two weeks before you are required to execute the lease and move in.  If you fail to sign a lease within the two week period, you forfeit the Holding Deposit.

Security Deposit is equal to one month's rent and must be paid at the time the lease is signed.  All rents are due on the first day of the month and a late charge of $45.00 or 10% (whichever is greater) is charges after the 5th day of the month.
